Development Monitoring

Development monitoring should be considered when a transaction involves development work that is not under the client’s direct control. The due diligence will ensure that the technical aspects of the scheme are understood, the correct documentation is in place and that the works are completed to the correct standard and specification.

 

We undertake due diligence of construction projects, from an initial assessment of the scheme through to on site monitoring of the works. This includes a detailed pre-construction review covering procurement, appointments, plans and specifications, costings, programme, warranties etc.  This is followed by site inspections during construction to monitor progress, quality, compliance and costs.

 

Successful development monitoring relies on experienced surveyors with a broad knowledge of procurement, design and construction in addition to a commercial understanding of property transactions.  

Acquisition Surveys

When a transaction involves a property asset, an acquisition survey should be considered.  We consider that a good acquisition survey is not just a catalogue of construction defects, but an assessment of the construction issues and the property related matters.  In our experience, compliance and property related issues are often more problematic for a transaction than construction defects.   

 

We have experience of undertaking acquisition surveys on behalf of any party to a transaction, on all types of commercial property including; offices; shops; retail; industrial buildings; leisure buildings; hotels; care homes and car parks.

Reinstatement Cost Assessments

We undertake Reinstatement Cost Assessments on individual properties and small portfolios.  We provide our assessments on a ‘Day One’ basis which includes allowances for demolition and fees, and is a recognised basis within the insurance industry.  Our rates are based on our own construction cost data as well as published cost information, but if the property is complex or unusual, we are able to draw upon the knowledge of cost consultants.

General Technical Advice

With our significant building surveying experience on a very broad range of property assets, we are able to provide independent in-depth general technical construction consultancy services to assist clients with specific one-off issues.

Schedules of Condition

If you have an interest in a property, then you may need a schedule of condition to protect that interest.  A schedule of condition needs to clearly and logically record the condition of the property in order to avoid future disputes. It also needs to reflect the specific requirements of the client, the uniqueness of the property and the circumstance of the transaction.

 

We are able to prepare schedules of condition at short notice, liaising with the client and their legal team to help provide timely and professional advice.

Tenant Fit-out Approvals

The impact of a tenant fit-out on the structure, fabric and M&E services in a property can be significant.  We therefore provide advice to landlords to enable them to agree tenant’s fitting out works for inclusion in a Licence for Alterations. The service involves a review of the fit out proposals and ensures that all identified issues are addressed. During the fit out, the works are monitor for compliance with the agreed details and signed off on behalf of the landlord.  At completion, a full set of ‘as-built’ information is obtained for attachment to the Licence for Alterations.

Dixon Wright Building Consultants was founded in 2015 by James Way following 25 years of experience advising investors, landlords, owner occupiers and tenants throughout the UK and Mainland Europe as a partner at Drivers Jonas and director at Deloitte Real Estate, where he headed up the London Building Consultancy Team.

Having obtained degrees in both general practice and building surveying, James has a broad understanding of the property industry, and this has enabled him to provide both technical and commercial advice to his clients.  This advice has been greatly valued and has ensured that he has enjoyed a significant amount of repeat business resulting in James working for many clients for over 20 years.
